General terms and conditions

Booking confirmation and deposit

Your reservation will be confirmed once a deposit equivalent to 30% of the total price has been paid by bank transfer or credit card within three days of booking.

Cancellation policy

  • More than 3 months before arrival: the deposit may be credited towards a future stay.
  • Between 3 months and 30 days before arrival: cancellation fee of 30% of the total price (deposit retained).
  • From 30 days before arrival, a cancellation fee of 60% of the total price will be charged.
  • Cancellations made from 14 days before arrival will incur a cancellation fee of 100% of the total price.

In the event of an early departure or late arrival, the full amount for the booked period will be charged.
We recommend taking out travel cancellation insurance to avoid costs in the event of cancellation.

You can pay the remaining balance either before you arrive by bank transfer, credit card or in cash during your stay.

Minimum stay

The minimum stay is 7 nights. During the low season, the minimum stay is 3 nights (an additional 15%) 2 nights (an additional 20%) or 1 night (an additional 25%).

Final cleaning

Final cleaning is included for stays of seven nights or more. For stays of fewer nights, a flat fee of €100 applies.

Local tax

A local tax of €4.00 per person per day is charged in all accommodation facilities in South Tyrol. Children under 14 are exempt.

Check-in and check-out

  • Arrival: Your apartment will be available from 3:30 pm.
  • Departure: Please vacate the apartment by 9:00 am.
  • If you are arriving after 6:00 pm., please inform us in advance.

Pets

  • Summer season: Dogs are welcome by prior arrangement (final cleaning fee: €100)
  • Winter season (December–March): Unfortunately, we cannot accommodate pets

House rules

We place great importance on the cleanliness of our property, so please handle the furniture and facilities with care.
Our apartments are non-smoking. Please smoke only outdoors.
To help us keep the interiors clean and safe, please do not wear ski, hiking or street shoes inside the apartments. Please leave hiking and street shoes outside to protect the wooden floors.
For your convenience, a ski boot dryer is available.
Respect and consideration are important to us. We ask that you remain calm and friendly and behave in a manner that you would expect from other guests and neighbours.
